These savings do not require the 3 999 zł system. You start in manual mode from the Showcase at 1 299 zł: the guest fills in the form, you confirm the date by phone or email, and that booking goes through without the portal commission. A system with online payments (from 3 999 zł) is a later automation, not the entry threshold.
Numbers based on the assumption that you redirect 30% of bookings to your own website. That is the realistic average from 18+ cabin and guesthouse projects. Over time (6-12 months) you can reach 40-50%.
No risk of an empty calendar
Booking stays, the calendar does not empty out
The most common fear sounds like this: if I pull bookings away from the portals, my calendar will go empty. That does not happen, because your own channel does not replace Booking, it takes over part of it. Booking makes sense as a traffic source at the start, when nobody knows you yet and you need your first guests and your first reviews. Your own website does not switch off that stream, it takes over part of the new bookings and above all the returns, meaning guests who have already stayed with you and next time want to book directly. This is not giving up Booking, it is adding a second tap next to the first.
The myth that it is „better to share the commission than to sit empty” holds only as long as the portal is your only tap. Once you have your own channel, the same dates that would have sold anyway you now sell without the portal commission, while Booking still fills the empty gaps. That is why the answer to „do not list at all, that is 0%” is: no, keep listing, just build the direct channel in parallel and slowly move returning guests over to it.
What brings in direct bookings
Google profile + 360° tour
A guest who types your property name into Google lands on a full profile with a tour of the interior and a link straight to you, instead of a Booking listing surrounded by cheaper competitors.
Google reviews and local SEO
Actively collecting reviews on your profile plus a website tuned for local phrases lift you in the map results, right where the guest is looking for a place to stay nearby.
A „cheaper when direct” perk
A small incentive for booking directly (for example a discount or a later check-out) moves the guest's decision from the portal to your form. Part of the commission you would have paid anyway comes back to the guest and to you.
Newsletter and SMS to past guests
A short message after check-out with a link to book directly for the next season turns a one-off Booking guest into a regular direct customer.
A QR code at check-out
A sticker or card with a QR code by the exit leads straight to your booking page. The guest saves the property before they forget the name and go back to a search engine.
The 30/70 strategy in short
The goal is not „0% commission”, but moving from roughly 18% on average down to about 9% through a 30% Booking, 70% direct split. Booking for the start and for empty gaps, your own channel for returns.

The portal stays. You simply stop handing it a commission on guests who would gladly book directly anyway.
What to say when a guest asks whether it is cheaper with you. This question comes up often and it does not have to catch you off guard. The price is the same as on Booking, because the portal requires rate parity, so do not promise the guest a lower nightly rate.
Instead of price, give them something the portal cannot. A short talking script: „The nightly rate is the same as on Booking, but by booking directly with me you get flexible cancellation, the option of a later check-out, a returning-guest discount on your next stay, and direct contact with me, without the portal's call centre.” Those four things move the decision to your form, and you keep the commission you would have handed to the portal anyway.
Pick the perks you can genuinely offer: early check-in, a welcome basket, a discount on the second night off-season, pet care. This is not a price war, it is about making the direct booking simply more convenient for the guest.
A real example
One of the properties I run took bookings directly, without Booking, at the peak of the July 2026 season. That is several thousand złoty of commission a month that stayed with the owner instead of the intermediary.

Guests check you on Google anyway
Before booking on Booking, most guests type the property name into Google. If the first result is your own website with a booking form, some will book directly. Every such booking is the full 100% of the amount in your pocket, not 75-85%.
Calendar and booking form included
Every website gets an availability calendar and a booking form with email notification. You can also embed a Booking, Slowhop or Alohacamp reservation widget, the guest does not have to leave your site to book.
Even the Showcase at 1 299 zł already has this form. That is enough to take direct bookings in manual mode: the guest writes or calls, you confirm by email or phone, and that one booking skips the portal commission. A full system with online payments (from 3 999 zł) adds convenience and automation, but it is not a condition for starting to save.
Clean HTML instead of WordPress
PageSpeed 99/100, opens instantly even on a weak mountain signal. No admin panel means no break-ins and no monthly plugin updates. Hosting costs pennies. The site runs for one, two, five years without you touching it.

Why isn\'t Booking or Slowhop alone enough?
Booking and Slowhop are great at attracting new guests, but they take a 15-25% commission on every booking. A cabin rented out for 180 nights a year at 450 zł means 81 000 zł turnover, and the Booking commission can be up to 20 250 zł. Your own website lets you reclaim that money: a guest who searches for the property name on Google lands on your site and books directly. That is the full 100% instead of 75-85%.
What should a cabin rental website have?
Four elements decide conversion: a photo gallery of the interiors and surroundings (the guest wants to know what they are getting into), an availability calendar so they can see free dates right away, a booking form with notifications to your email or phone, and a Google map with the exact location. Plus a phone number in a visible spot, in lodging, phone bookings often account for more than 30% of the total.

A 360° virtual tour on your Google Maps profile shows the cabin\'s interior before the booking. The guest sees the bedroom, kitchen, bathroom, and knows what to expect.
